1  Arrival

1.1 Your accommodation is available to you from 3pm on the day of arrival, unless otherwise arranged with the owners. Please let us know if you plan to arrive after 9pm.


2  Departure

2.1 Please be ready to leave your accommodation by 10.30am on the day of departure. If you do not, you may be charged for one further night’s accommodation.


2.2 The room keys must be returned on departure. A fee of £6 will be charged for the replacement of lost or damaged keys.


3  Price

3.1 The price includes overnight occupancy of a double or twin room by one or two adults (plus children in the circumstances set out in section 5) and the following morning’s breakfast. No more than two adults may occupy the room.


3.2 Breakfast is served from 7am to 9am weekdays, and 8am to 10am weekends, or as otherwise agreed with you on your arrival.


3.3 We reserve the right to change our prices at any time. This does not affect bookings that you have already made.


4  Payment

4.1 A non-refundable deposit is required when you book.


4.2 Payment can be made by cheque or bank transfer (details will be given at the time of booking).


5  Children

5.1 Subject to suitable rooms being available, one or two children up to 14 years of age may share a room with one or two paying adults. There will be an additional charge of £10 per night for each child sharing with you. Children over 14 years of age must stay in their own room, which will be charged at the full rate. You must let us know at the time of booking if you wish any children to share your room, and it will be our decision as to whether or not suitable rooms are available.


5.2 You must NOT leave any children under 14 years of age unattended in your room at any time.


6  Animals

6.1 We regret that animals are NOT allowed.


7  Noise

7.1 Noise must be kept to a reasonable level at all times both inside the B&B and outside.


7.2 Between 11pm and 7am, there should be no vehicle movement unless agreed with the B&B owners, and noise must be kept to a level that will not disturb other guests or our neighbours.


8  Smoking

8.1 Smoking is NOT allowed in any of our rooms. If you smoke in your room, we shall charge you an additional £100 to cover our costs to have the room cleaned. Please note that offending guests may be asked to leave immediately.


9  Car parking

9.1 A parking area is available for guests to use. Cars parked here are at the owner’s risk.


9.2 Vehicle speed on site must be kept to 5 mph.


10  Lost property

10.1 We are happy to return items that have been left following departure. However, there will be a minimum charge of £5.00 to cover postage and packaging.


11  Missing items

11.1 We reserve the right to charge for items missing from our property.


12  Termination policy

12.1 Battenhurst Meadow Bed & Breakfast can, without notice, terminate a guest’s stay, if their behaviour is offensive or dangerous to others, or is considered to be unacceptable. In such circumstances, no refunds will be made.


13  Events outside our control

13.1 We are NOT liable or responsible for failure or delay in providing our contracted services to you, if the failure or delay is due to events outside of our control. For example (but not limited to), serious damage to our property, serious adverse weather conditions, or failure of utility services.


14  Our liability to you

14.1 In the event that when you arrive at the B&B, a room is not available for your stay, our only liability will be to try and find you alternative accommodation at another nearby venue of a similar standard for a similar price (if available).


14.2 We would only cancel your booking if your accommodation was unavailable for events outside our control. We will try to find you alternative accommodation, however if this is not possible, or unacceptable to you, then we will refund all monies paid by you for the remainder of your stay. Our liability would NOT extend beyond this refund.


14.3 Our total liability to you for any loss you suffer will be limited to the total price of your booking.


14.4 We do NOT accept any liability for any damage, loss, or injury to any member of your party, or any vehicles or possessions, unless caused by a breach of contract or statutory duty, or by a negligent act by staff members or contractors. Nothing in these terms excludes or limits in any way our liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation, or for any other matter for which it would be illegal or unlawful for us to exclude or limit (or try to exclude or limit) our liability.


15  Your liability to us

15.1 You will be liable for any damage you cause to your room or to other areas of our property. We do not normally charge for minor breakages, but we may send you an invoice for repair or replacement of damaged items. Please report any damages as soon as they occur. We may make an additional charge of £50 if you do not report the damage.


16  General

16.1 Any error or omission in any information or document issued by us, or on our web pages, shall be subject to correction provided that it does not affect these Terms & Conditions.


16.2 If any court or competent authority decides that any of these Terms & Conditions are invalid, unlawful, or unenforceable, that particular term or condition will be removed from the Terms & Conditions. The remaining Terms & Conditions will continue to be valid.


16.3 No person who is not a party to our contract with you shall have any rights under or in connection with it.


16.4 All written communications to us must be sent by post to Battenhurst Meadow, Battenhurst Road, Stonegate, East Sussex. TN5 7DU or by email to enquiries@battenhurstandcairds.com (or to such other address that we may notify to you). We may send written communications to you at either the email or postal address you give us.


16.5 These terms shall be governed by English law and shall be subject to the non-exclusive jurisdiction of the English courts.


16.6 We can change these Terms & Conditions at any time, but the Terms & Conditions that were accepted at the time of booking will continue to be valid for your stay.

1  Arrival

1.1 Members must report to the site manager before pitching and pay any site fees due.


1.2 Members must show their membership cards for the Camping & Caravanning Club when requested to do so by the site manager.


1.3 Members must pitch where directed by the site manager.


2  Departure

2.1 Members must vacate their pitch on the day of departure at the time requested by the site manager.


2.2 Vacated pitches must be left clear of all property and rubbish.


3  Price

3.1 We reserve the right to change our prices at any time. This does not affect bookings that you have already made.


4  Payment

4.1 A deposit is required when you book, and the balance is payable two weeks before your arrival date. The full amount is payable if you book less than two weeks in advance of your stay.


4.2 Payment can be made by cheque or bank transfer (details will be given at the time of booking).


5  Children

5.1 Children should be supervised at all times especially in the toilet and shower areas, and dog walking areas.


6  Animals

6.1 All pets must be kept on a lead of no more than two metres.


6.2 There are mown path areas, which may be used for walking your pet.


6.3 Please be responsible, and clean up after your pet.


7  Noise

7.1 Noise must be kept to a reasonable level at all times. Between 11pm and 7am, there should be no vehicle movement unless agreed with the site manager, and noise must be kept to a level that will not disturb other campsite users.


7.2 Members may only use generators with the site manager’s permission, as the noise levels can disturb other campsite users.


8  Smoking

8.1 Cigarette ends must be properly extinguished and disposed of responsibly. Do NOT throw them on the ground or in the hedge.


9  Vehicle parking

9.1 Vehicles are parked at the campsite at the owner’s risk.


9.2 Vehicle speed on site must be kept to 5 mph.


10  Lost property

10.1 We are happy to return items that have been left following departure. However, there will be a minimum charge of £5.00 to cover postage and packaging.


11 On site

11.1 Members must obey all instructions given by the site manager.


11.2 Members must dispose of rubbish, waste water, and chemical waste as directed by the site manager.


11.3 Any broken camping equipment must be taken home and not disposed of in our rubbish bins.


11.4 Camping units are NOT permitted to be left unattended overnight on a Certificated site.


11.5 The use of gas cylinders, with a capacity greater than 15 kg, is not recommended on Certificated sites for supplying touring caravans, motor homes, or tents. 


12  Termination policy

12.1 Cairds Camping & Caravan Site can, without notice, terminate a party's stay, if the behaviour of people, or pets, in their party is offensive, dangerous to others, or is considered to be unacceptable. In such circumstances, no refunds will be made.


12.2 Trespassing onto neighbouring land from the campsite is NOT allowed. Failure to comply with this may result in being asked to leave the campsite.


12.3 Please treat our neighbours and their property with respect. Anyone found to be causing a nuisance to our neighbours, or found on their land, will be asked to leave the campsite immediately.


13  Public footpaths

13.1 There are a number of public footpaths in the area. Please keep to the footpath and do not trespass off the footpath. Dogs must be kept on a lead at all times and cycling is not permitted on public footpaths. Please remember to keep to the Country Code (shut gates, do not leave any rubbish along the footpath, etc) and obey the landowners instructions.


14  Events outside our control

14.1 We are NOT liable or responsible for failure or delay in providing our contracted services to you, if the failure or delay is due to events outside of our control. For example (but not limited to), serious damage to our property, serious adverse weather conditions, or failure of utility services.


15  Our liability to you

15.1 We would only cancel your booking if the campsite and facilities are not available due to events outside our control. If for these reasons, we cancel your booking, we would refund all monies paid by you for the remainder of your stay. Our liability would NOT extend beyond this refund.


15.2 Our total liability to you for any loss you suffer will be limited to the total price of your booking.


15.2 We will NOT be liable for any losses, which were not reasonably foreseeable to both you and us when the contract was entered into, or for any losses that were not caused by any breach of contract, or breach of statutory duty or negligence on our part.


15.3 We do NOT accept any liability for any damage, loss, or injury to any member of your party, or any vehicles or possessions, unless caused by a breach of contract or statutory duty, or by a negligent act by staff members or contractors. Nothing in these terms excludes or limits in any way our liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation, or for any other matter for which it would be illegal or unlawful for us to exclude or limit (or attempt to exclude or limit) our liability.


16 Your liability to us

16.1 You will be liable for any damage you cause to our property. Please report any damages as soon as they occur. Any damages must be paid for before your departure. We may make an additional charge of £50 if you do not report the damage.


17  Guests staying in the Camping Arch

17.1 The Terms & Conditions in this section (section 16) are additional Terms & Conditions for the Camping Arch.


17.2 The Camping Arch is for the exclusive use of the party who booked it only. No other site guests are to use the facilities in the Camping Arch.


17.3 The Camping Arch is available to you from 2pm on the day of arrival, unless otherwise arranged with the site manager. Please let us know if you plan to arrive after 9pm.


17.4 The Camping Arch keys must be returned on departure. A fee of £6 will be charged for the replacement of lost or damaged keys.


17.5 Please be ready to leave the Camping Arch by 11am on the day of departure. If you do not, you may be charged for one further night’s accommodation.


17.6 Smoking is NOT allowed in, or around, the Camping Arch to comply with current legislation. If you smoke in the Camping Arch, we shall charge you an additional £100 to cover our costs to have the Camping Arch cleaned. Please note that offending guests may be asked to leave immediately.


17.7 We regret that animals are NOT allowed in the Camping Arch.


17.8 You must NOT leave any children under 14 years of age unattended in the Camping Arch at any time.


17.9 We reserve the right to charge for items missing from the Camping Arch.


18  General

18.1 Any error or omission in any information or document issued by us, or on our web pages, shall be subject to correction provided that it does not affect these Terms & Conditions.
